What all is included in the inspection?

From top to bottom, and everything in between!

We inspect the entire structure of the home, along with electrical, heating & cooling, and plumbing systems. Appliances are also included, and we can inspect other features as well such as pools & spas, outdoor kitchens, septic systems, water wells, outbuildings, and sewer camera inspections.

The Texas Real Estate Commission (TREC) defines a Standard of Practice, which outlines the minimum requirements for inspecting a home in Texas. Those standards must be met.

As Super Inspectors, we pride ourselves on going above and beyond the standards for our clients. Here are some of the extras we include with every inspection:

Do you inspect the foundation?

Yes!

The Texas Real Estate Commission (TREC) requires licensed home inspectors to offer an opinion on foundation performance.

While we are not engineers, we spend a great deal of time training on identifying correlating evidence of structural movement. We also employ specialized tools to provide plotted measurements of the foundation. That way you can invest with confidence.

How do I schedule an inspection?

You can call, email, text or go online!

We have a dedicated call center of our own team members. They are available to walk you through the options and arrange the best inspection services to meet your needs.

Or go online and begin the process there. Entry your contact information and the basics of the home you are making an offer on. The team will get the order ready and then call you to the day and time.

Call before 9:00 AM CST and we will get you in same day or next day.

Can I attend the inspection?

Of course!

A typical inspection is scheduled for a 4-hour time slot. Three hours to inspect the house and one hour to review our findings with you onsite.

For the inspector to remain focused, it's generally best to arrive at the designated time for the verbal summary. We highly encourage your realtor to be present as well.

If you would like to come a few minutes earlier to take measurements for furniture and window treatments, by all means bring a measuring tape and notepad.

When will I receive the report?

By 9:00 AM the following day!

Often times your inspection report is delivered the same day as the inspection, but we reserve the right to do additional research, if needed, to confirm our findings and provide you with the best information possible to make your financial decisions.

You will receive and email with links to both an online and PDF version of the report.

Do you include cost estimations?

Yes, we can arrange that, too!

While certain recommendations made by your inspector encourage you seek the help of a licensed technician, we do have a team of people who will review your report and help provide cost estimations for the items you deem a priority. Ask about repair cost estimations when you schedule your inspection.
